Too often, brownfield properties are overlooked as potential sites for residential development. This is an example of a former industrial site - a classic brownfield - that was acquired by a developer with the experience to address the planning and former land use challenges and the foresight to recognize the residential development opportunity. The result will be 18 much-needed affordable housing units in the UK Midlands.
The 1.61-acre site was formerly the premises of an industrial business that has ceased to operate. The land has been in the ownership of a private family for over seventy years and although surrounded by existing housing, Mather Jamie says it presented “several planning challenges” due to ground conditions and its brownfield site status. Some 18 affordable houses will now be built on the site, which will be operated by Midland Heart Housing Association. Gary Kirk from Mather Jamie said: “The sale of the site to Modus Partnerships represents an excellent outcome for our client. The site presented significant challenges due to its previous usage and we were able to draw on our experience on brownfield development land sales to bring this to a conclusion.”
